Garibaldi Estates includes some of the most affordable condos in Squamish — but that affordability comes with a reason. Much of the stock dates from the late 1980s to mid-1990s, which is prime leaky condo era. Several buildings on Willow Crescent are known problem buildings. The price points are genuinely low relative to market, which can look attractive. The key question is whether the strata has addressed envelope issues, whether special levies are pending, and what the depreciation report says. Some buildings have been remediated and are fine. Others haven't.
